This high rise office building required renovations to its existing air system throughout the building. The work performed included removal of old existing air outlets and modification to the existing duct work to accommodate new air outlets and equipment. In addition, heating panels and their associated controls were also installed on various floors.
3rd Floor
Additional fire dampers were installed in the ductwork on the 3rd Floor leading to air handling equipment. In the event of a fire, these vitally important dampers prevent the spread of any flames that may form in the ductwork.
11th, 12th and 14th Floor
Extensive work to the floor's ventilation system was performed. Many of the existing air outlets and much of the existing ductwork remained to reduce material costs; however, many new pieces of equipment were required to properly maintain a comfortable working environment.
HVAC Review
ES Engineering was retained by Dream Management to review and evaluate the current mechanical systems of the 15-story Baker Centre Building. Recommendations were made to replace aging boilers, to revise the cooling strategy for the perimeter induction systems during the winter and shoulder seasons, to replace existing aged terminal boxes with new variable air volume boxes, and to install variable frequency drives on the supply air and return air fan motors for the existing air handling units etc.
